Buying off the plan
5 questions
What does buying off the plan mean?
You sign a contract for an apartment before it is built, at today’s price, and settle when it is complete.
Can I see the apartments before I buy?
There is no display apartment. At the Forestville Onsite Sales & Information Centre you can see every floorplan, the finishes boards for both interior schemes and 360 tours of two apartments, with our sales team on hand to answer your questions.
Can I choose my interior scheme?
Every apartment is offered in Style 1 or Style 2. Both are on display at the Sales & Information Centre.
Why does the price change between apartments?
Prices vary based on factors such as the outlook, aspect, outdoor space and position within the building. Apartments with better views and preferred layouts generally attract a higher price.
Where is my car park?
All apartments include an allocated car parking space located either on the ground floor or Level 1 of the building. The specific location of your car park will be confirmed prior to settlement.

Deposit and contracts
3 questions
What deposit secures an apartment?
A 10% deposit applies when you sign the contract.
Where is my deposit held?
Your deposit will be securely held in our conveyancer’s trust account until settlement.
Is there a cooling off period?
Yes. Once the Contract of Sale has been signed and Form 1 has been received, purchasers have a cooling-off period of two clear business days, calculated from whichever occurs later.

Strata
2 questions
What will strata levies be?
Strata levies depend on the apartment and its position in the building. Our sales team can give you the estimate for the design you like.
What do strata levies cover?
Strata fees include administration and sinking fund contributions, building insurance, maintenance, cleaning of common areas, and rubbish removal.

Stamp duty
2 questions
Can I save on stamp duty buying off the plan?
There is no general off-the-plan concession in South Australia. Two groups may pay no stamp duty at all: first home buyers of a new home (contracts from 13 February 2025) and eligible buyers aged 60 or over who are downsizing to an off-the-plan apartment (contracts from 25 March 2026). The downsizer calculator on each design page shows the effect for a buyer selling their home.
Subject to eligibility criteria. Speak with your conveyancer or financial advisor.
Are first home buyers eligible for relief?
Yes, if you are buying a new home to live in, including an off-the-plan apartment, and you meet RevenueSA’s eligibility rules. For contracts signed on or after 13 February 2025 there is no price cap on the relief. Full details are on RevenueSA’s first home buyer relief page.
Subject to eligibility criteria. Speak with your conveyancer or financial advisor.

Downsizers
2 questions
Is there a design suited to downsizing?
Many downsizers choose a two or three bedroom design for room to host family, with a balcony or terrace and a car park.
Are there concessions for downsizers?
Yes. If you are 60 or over and buying an off-the-plan apartment to live in, with a contract signed on or after 25 March 2026, you may pay no stamp duty at all. Eligibility criteria apply, and RevenueSA’s seniors downsizing relief page sets them out. The downsizer calculator on each design page shows the effect, with the sale of your home and the costs of the move.
Subject to eligibility criteria. Speak with your conveyancer or financial advisor.
